November is shaping up to be an interesting month. Inventory is still drastically low and rates are now under 3% which is unbelievable. Yet, I am starting to get calls from quite a few clients that have put their mortgage into Forbearance.
Forbearance is when your mortgage lender allows you to temporarily pause paying your mortgage. You will have to repay any missed payments or it will be tacked on to the back of your mortgage.
These situations have been due to Covid; they either have lost their job or can no longer work because their child is home-schooled. While others have had their business increase because of the Covid and are thriving. All of this combined is shaping a unique housing market. If you are having trouble paying your mortgage reach out to me. I would be happy to help guide you in direction that is right for you.
In more upbeat-news – I have two great success stories to share with you this this month:
We sold a house in Holland in 3 days with 29 showings, multiple offers and no buyer inspections. She was referred to us by a past client and allowed us to guide her and listened to our advice. We utilized our exclusive coming soon campaign to create a demand for the home which worked perfectly.
In our 2nd story, the seller sold it herself and saved $$$
Elizabeth’s has used me as her trusted real estate consultant since we met at a Home Selling Seminar years ago. (Be on the lookout for our upcoming spring Home Selling Seminar dates.) She would call and ask questions; I would advise her and she quickly SOLD it HERSELF before it hit the market to a friend’s nephew.
One of the questions that Elizabeth had for me was “What is the difference between using a realtor or an attorney doing the paperwork?” Some of the points I explained to her were:
-We are full service.
-We follow the deal from contract to close.
-We make sure the deal goes smoothly and anticipate and hurdles that may occur.
-Coordinate with the title company and mortgage company.
– We simply make your life easier.
Elizabeth was thrilled that she hired as us, as the buyer did run into an issue getting his mortgage. Long story short, we were able to get it all worked out and settle on her home ahead of schedule.
Until next time,
Christina Swain
