A new 55+ Community is being proposed in Langhorne, Pa. It is being named – Farm’s Edge at Shady Brook. The plans are in the initial stages with Middletown Township. Last year the family who owns Shady Brook Farms announced they would be selling 80 acres to developers while keeping 50 acres for their agritainment business which they are so popular for. The development team for the community consists of Foxlane Homes which will be the main builder for Farm’s Edge, Envision Land Use and DeLuca Homes. DeLuca Homes will be using 26 acres (which is in Lower Makefield Twp) for another development phase for additional commercial use adjacent to the farm. DeLuca Homes is responsible for the Prickett Preserve retail and housing complex across Stony Hill Road from the farm.

In addition to the residences, the plans call for new stormwater management areas, open space, wildflower meadows, a clubhouse, community garden, trails, and an eco-park.
At the Middletown Township planning meeting on December 10, 2024 a spokesman for the developers addressed the township – Brian Dries.
“Farms Edge At Shady Brook will be almost 54 acres, which 19 acres, or 35 percent, will remain green space,” said Brian Dries. “The development team decided on an age-restricted community because it will generate the least amount of traffic, provide the highest amount new tax revenues for the school district and township without adding students to the district, and it provides the township with senior-living housing that better serves the local population.” The developers estimate that the new senior housing community will provide $2.4 million annually in new local, county, and school district real estate taxes.
